Do I need to be a Newgen client?+

No. Our landlord services are open to any landlord in London or Essex.

What if my property has no valid gas safety certificate?+

You face an unlimited fine and risk prosecution after a gas incident. You also can't serve a valid Section 8 notice until a certificate is in place. We can usually book a Gas Safe engineer within 48 hours.

My EICR shows a C2 — what now?+

C2 items must be fixed within 28 days, with written confirmation from the electrician given to your tenant. Fines go up to £30,000. We can arrange the remedial work.

My property is EPC D — do I need to act?+

D is lettable today (minimum E), but C is proposed for new tenancies from 2028. We can advise on upgrades.

Is eviction support available under the Renters' Rights Act?+

Yes. Section 21 has gone, so possession now runs through Section 8. We prepare and serve the correct notices and support you through court. Fee returned if unsuccessful.
