    What happens if the property sits empty?+
    You still get paid — that's the point. Voids are our risk, not yours. Your payment arrives on the agreed date whether or not there's a tenant in.
    How long are the agreements?+
    1 to 5 years, to suit you. Longer terms often unlock a slightly higher figure because we have more certainty.
    Any fees or hidden charges?+
    None. The figure we quote is the figure you receive — no management fees, renewal charges or deductions. If we can't offer a fair number, we'll tell you plainly.
    What condition does the property need to be in?+
    Basic habitability: a valid gas safety certificate, EICR and current EPC. We can arrange all three and inspect before the agreement starts.
    What if I need my property back?+
    Because we manage a portfolio across London and Essex, we can offer the tenant a suitable alternative home — a cooperative move rather than a drawn-out eviction.
    Is my property suitable?+
