Straight answers.

Who lives in temporary accommodation?+
Households the council places while it sorts their long-term housing — working families, people who've lost their home through fire, flood or unsafe conditions, people escaping domestic abuse, and resettled families.
Do I deal with the council?+
No. We're the approved provider, so the council and the household deal with us. You have one contact — Newgen.
Are council-placed households on an AST?+
No. Households placed in temporary accommodation by the council usually occupy under a licence, not an Assured Shorthold Tenancy (AST). And because Newgen holds the agreement with you, they are our licensees — not your tenants.
Why is a licence better for me as a landlord?+
No tenancy is created with you, so you're not caught by the new Renters' Rights rules on periodic tenancies and possession grounds. Ending a licence is far simpler and quicker than ending a tenancy — no Section 8 or court process in the usual way. The council stays involved and moves the household on when needed, and we hand your property back on the agreed date. Every arrangement is confirmed in writing before you sign.
Can my property go to a private tenant instead?+
Yes. We place private, council and social housing tenants. Your guaranteed rent is the same either way.
What kind of properties do you take?+
Studios to 5-bed houses across East London and Essex, in good, safe condition. We'll tell you straight away if yours is suitable.
