Gas Safety (CP12)

All gas appliances must be checked annually by a Gas Safe registered engineer. A valid Gas Safety Certificate must be provided to tenants within 28 days of the check.

Electrical Safety (EICR)

Since July 2020, all private rental properties require an Electrical Installation Condition Report (EICR) every 5 years by a qualified electrician.

Energy Performance Certificate (EPC)

All rental properties must have a minimum EPC rating of E. From 2025, proposed changes may require a minimum C rating for new tenancies.

Fire Safety

Smoke alarms on every floor, carbon monoxide alarms in rooms with solid fuel appliances. For HMOs, fire doors and extinguishers may be required.

Right to Rent

Landlords must verify that tenants have the legal right to rent in England. Document checks must be carried out before the tenancy begins.

Deposit Protection

All deposits must be registered with a government-approved tenancy deposit scheme within 30 days. Prescribed information must be served to tenants.

Renters' Rights Act 2025

Section 21 'no-fault' evictions abolished from 1 May 2026. All assured shorthold tenancies become periodic. Rent in advance banned. Mandatory information sheet for existing tenants.
